Concierge home management

Every home. Every detail. One trusted system.

HavenOS replaces disconnected inboxes, spreadsheets, and service tools with one secure, property-first platform. Field teams, trade partners, office staff, and homeowners stay connected to the same service history, assets, requests, approvals, schedules, and follow-up—so nothing gets lost, delayed, or left to memory.
Purpose-built for luxury home management teams that cannot afford missed details or dropped follow-through.
Platform

One record per property, not one system per task

Every capability below reads and writes the same property record, which is what removes the double entry that spreadsheets and disconnected tools create.
  • Digital home twin

Every asset, document, warranty, and service record attaches to the property rather than scattering across systems, so institutional knowledge survives staff turnover.
  • Offline-first field work

Inspections and property checks continue without signal and synchronize when connectivity returns, with the pending count always visible so nobody wonders whether their work saved.
  • Trade partner coordination

Route requests, compare proposals, and collect closeout evidence in one auditable flow, with partners seeing only their own assigned work.
  • Member transparency, safely

Members see approved documents, service history, and billing in a curated portal — never internal notes, vendor cost, or margin.
  • Concierge billing

Statements, holds, change orders, and payment status stay reconciled, with accounting integration rather than re-entry.
  • Auditable by design

Every approval, exception, and access decision is attributed to an individual user, because shared credentials make an audit trail worthless.
How it works

Three stages, one record

  1. Capture the property

Import existing records, then build the digital home twin: assets, systems, access requirements, and service history in one place.
  2. Run the work

Field engineers work from routed schedules on a phone, online or off. Trade partners receive scoped assignments and submit evidence.
  3. Close the loop

Completion, verification, billing, and member communication follow the same record, so nothing is reconciled twice.
Security

Built for data you are trusted with

Home management means holding gate codes, alarm codes, and financial detail for other people's homes. The platform treats that as a compliance surface rather than a feature.

Field-level encryption

Property access credentials — gate, alarm, and door codes — are encrypted at the field level and visible only to the roles that need them.

Role-scoped access

Access is enforced at the API rather than hidden in the interface, so a restricted field is absent from the response, not merely off-screen.

Individually attributed

No shared administrator credentials. Every action ties to one authenticated person.
The homes we look after

Built for properties where the details are the point

Every system, finish, and warranty in these homes lives on one property record — which is what makes a five-year-old repair searchable rather than lost.

Questions

Common questions

  • Does HavenOS replace the tools we use today?
Yes. It consolidates inspections, service orders, scheduling, trade partner coordination, and concierge billing into one property-centred record, and supports migrating historical data with cleansing and validation.
  • What do members actually see?
A curated portal: property health, service history, approved documents, proposals awaiting their approval, and billing. Internal notes, vendor cost, and margin are excluded at the data layer, not just hidden in the interface.
  • Do field engineers need a connection?
No. Property checks and inspections run offline and synchronize when signal returns. Sync state and the number of unsent changes are always visible.
  • How are trade partners kept separate?
Partners see only work assigned to their own company, with an area rather than a member's street address, and never see comparative pricing or member personal information.
  • Can the platform be branded for our company?
Yes. Each tenant supplies a primary color and a logo, and the rest of the palette is derived automatically — including a contrast check, so a brand color cannot produce unreadable text.
